Denise Richards and Ex Aaron Phypers Sued for Eviction, Accused of Owing $84,000 in Rent (Exclusive)

Denise Richards and her estranged husband, Aaron Phypers, are being sued by their landlord seeking to evict the exes from a Los Angeles mansion, Luxury Handbag Shopping can exclusively report.

On Friday, November 7, a man named John Karan filed a lawsuit in Los Angeles Superior Court.

He claimed the duo signed a lease in 2020 where they agreed to pay $12,000 per month to rent a six-bedroom, five-bathroom, 6,985 square-foot home in Calabasas.

The suit is demanding $84,000 in back rent. He also wants possession of the property immediately and damages for every day until he gets the keys.

Richards, 54, has not lived at the home since late 2023, when she moved into her own townhome. She said Phypers, his parents and brother have continued living at the property while she pays the bills.

In her court battle with Phypers, Richards said she had asked him to move out of the home. She also accused him of causing extensive damage to the house and not keeping it up since she left. Phypers, 53, denied the claim and said his family had drastically improved the home’s state since Richards left.

The lawsuit comes days after Phypers was arrested at the Los Angeles courthouse on October 17 after he testified to oppose Richards’ petition for a long-term restraining order against him.

The Deputy District Attorney officially charged Phypers with two felony counts of injuring a spouse and two felony counts of dissuading a witness by force or threat.

The first three counts pertain to an alleged incident that occurred on January 17, 2022. The fourth charge is related to another alleged incident between the exes that is said to have occurred on May 3, 2022.

If convicted, Phypers could face years in prison.

On October 18, Phypers’ lawyer Michael Finley told Us, “We can confirm that Aaron Phypers was, in fact, arrested near the end of the family law court day on October 17, 2025, and was later released on bail.”

Finley added, “We have not seen the criminal complaint, but we believe that it is most likely based upon the some of the same false accusations that Denise Richards has brought against Mr. Phypers in the family law domestic violence proceeding, which she claims occurred nearly four years ago. If so, we expect that the evidence will demonstrate Mr. Phypers’ innocence and that he will be acquitted.”

On November 7, Richards was granted a permanent restraining order against Phypers.

In court, Richards claimed Phypers assaulted her on multiple occasions during the marriage. She described Phypers slamming her head into a concrete wall at his Malibu wellness center between March and May 2022.

Phypers adamantly denied Richards’ claims of abuse. He said he never hit her or even threatened to harm her. He claimed she fell into a pole on the day at the wellness center. His cousin, Dr. Kathryn McAllister, testified she saw Phypers assault Richards. Phypers said his cousin did not see him do that because he did not.
